Assignments

Assigning your position on the lease is a pretty common situation for many residents, and we have a process to account for it. In general, we do not provide tours for assignments. It is your responsibility to find an assignment for your spot on the lease. Please also note that all new residents must have a co-signer. Remember that the deposit stays with the lease, we do not refund partial deposits when you leave. You must work out the deposit with the new resident. 

Here are the 7 steps you must complete to assign your spot to another resident:

  1. Please email us the new resident and cosigner's names, emails and cell phone numbers. We cannot process your assignment until we receive all of this information.
  2. Once we receive the resident and co-signer information, we will send the new resident and their co-signer a rental application via email.
  3. As per the lease, there is a $300 assignment fee that needs to be paid by the departing resident using their Appfolio Online Resident Portal. This assignment fee will be posted to your resident portal once we receive the rental applications. 
  4. After the application has been filled out and all fees have been paid, we will email the assignment addendum to all parties who must electronically sign it, which includes both you and the new resident, all roommates, and all cosigners. Your lease addendum will then be posted in your online resident portal. Please note that your spot on the lease is NOT assigned until all parties have electronically signed the lease addendum. It is your responsibility (as the resident moving out) to ensure the addendum is signed to completion by everyone. If a resident moves in and / or you move out before the lease addendum is completed, you will be in a lease violation which can accrue serious and long-term penalties.
  5. Everyone must complete the assignment agreement in Appfolio.
  6. Prior to us countersigning the assignment agreement, a walk-through must be scheduled with our property manager to inspect the bedroom for damages. If there are any damages or the room is not clean, there may be charges owed so please make sure the room is clean and not damaged in any way. 
  7. Once we have countersigned the assignment agreement and you have had the walk through with our property manager, your spot is officially assigned to the new resident!
