Your Safety is Our Highest Priority

Unexpected events can happen, and while we can’t fully predict when a criminal may be nearby, there are many precautions you can take to enhance your safety in and around your home. Below are the safety features we’ve installed in every home we own, along with strong recommendations to help you stay aware of safety concerns that come with living on campus.


Safety Features in Your Home

Dusk-to-Dawn LED Security Lights:
All of our homes are equipped with dusk-to-dawn LED security lights around the perimeter. These lights are costly, but their brightness significantly deters prowlers and enhances your overall security.

Fire and Safety Equipment:
Every home includes:

  • Fire extinguishers and carbon monoxide detectors on every floor.
  • Fire escape ladders in all 2nd and 3rd-floor bedrooms.
  • Smoke detectors in all bedrooms and outside of all sleeping areas.

Secure Entry Features:
For added security, all exterior doors are equipped with deadbolt locks and security alarms, and individual bedroom doors include locks for added privacy.

Bi-Monthly Safety Walkthroughs:
Every other month, we perform a safety walkthrough of your home. During these visits, we:

  • Replace furnace filters.
  • Inspect smoke detectors and fire extinguishers.
  • Check for potential safety concerns and ensure the home is being used safely.
    Sometimes we identify issues before they become problems, helping you stay safe and secure.

General Safety

  • Keep blinds closed and valuables out of plain sight to avoid attracting attention.
  • During Holidays and Breaks:
    • Burglary incidents tend to increase during holidays, spring break, and move-in season.
    • Take valuables with you, ensure all windows and doors are locked, and set the thermostat to 60 degrees before leaving.
    • Use light timers to make it appear someone is home.
    • Have the post office hold your mail, and share vacation plans only with trusted individuals. Avoid posting about travel on social media while you’re away, as this can make your home a target.

Safety at the Door

  • Never open your door to strangers. Always request proper identification from salespeople, utility workers, or anyone claiming to represent a service.
  • Always check to see who is at the door before opening it. While this may seem like common sense, it’s easy to overlook in the moment.

When Walking Around Campus

  • Carry mace or pepper spray on your keychain for added protection.
  • Stand tall, walk confidently, and remain aware of your surroundings. Appear like you know where you’re going.
  • Stick to well-lit, busy streets and walk with friends whenever possible. Avoid shortcuts through alleys or isolated areas.
  • If harassed from a car, walk briskly away or seek help immediately.
  • Avoid flashing large amounts of cash. Only carry what you need for the day and always keep your phone charged.
  • Let someone know where you’re going and when you’ll return. Call if you’re going to be late.
  • Have your keys in hand when approaching your car to avoid searching for them in a bag or pocket.
  • Change up your routine when possible. Take different routes to class or work, and vary your parking spots to avoid predictability.

By following these precautions and utilizing the safety features provided, you’ll help ensure a more secure and worry-free living experience. Your safety is not just a priority at Venice Properties—it’s a responsibility we take seriously.


Fire Safety

  • Test all smoke detectors monthly. To learn more about smoke detectors, click here: Smoke Detectors.
  • Never remove batteries or disable the alarm. If a smoke detector is beeping because it needs a new battery, please let us know, and we’ll replace it.
  • Learn and practice your home's fire escape plan (located on the refrigerator).
  • If any smoke detector or carbon monoxide alarm goes off, get out of the building quickly and stay out.
  • Stay in the kitchen when cooking. Only cook when you are alert and not drowsy, sleepy, or under the influence of medicine or alcohol.
  • Use the PASS method for fire extinguishers:
    • Pull the pin
    • Aim the nozzle at the base of the fire
    • Squeeze the handle
    • Sweep from side to side
      Avoid aiming at the flames, as the extinguishing agent will pass through and be ineffective. To learn more about fire extinguishers, click here: Fire Extinguishers.
  • Fireworks are prohibited.
  • Always sleep with your bedroom door closed. A closed door can slow the flow of heat and toxic gases during a fire, giving you valuable seconds or minutes to escape safely.

When Parking Your Car

  • Secure all valuables and packages inside your home. Never leave them in your car, as anything in plain view can be a target for theft.
  • Install a mechanical locking device (e.g., a club, collar, or j-bar) that locks the steering wheel, column, or brake. While not foolproof, these devices often deter thieves.
  • Park in well-lit areas.
  • Roll up your windows and lock your doors every time you leave your vehicle.
  • Remove all visible valuables, such as CDs, cell phones, books, book bags, and loose change. Don’t forget to hide cigarette lighter adapters and replace the lighter itself, as these items can indicate valuables inside.
  • If you suspect illegal activity, immediately call the Columbus Police at 614-645-4545.

When Jogging or Biking

  • Go with a friend and stick to familiar routes.
  • Never wear headphones while biking or jogging. Staying alert to your surroundings is crucial for safety.
  • Avoid jogging or biking at night, and never go alone.

If You Are a Victim of Crime

  • Report all crimes immediately to the Columbus Police at 614-645-4545.
  • If an attacker has a weapon and demands money or possessions, do not fight back. Your money can be replaced—your life cannot.
